1,394 private tenants in Kenton will benefit from stronger rights according to Kenton’s Labour councillors.

11% of Kenton residents rent their homes from a private landlord – a sharp increase from 2020.

Now they have stronger rights to protect them from eviction under a new law which came into effect for May 1 2026.

Section 21 ‘no fault’ evictions have been scrapped, ending the practice of landlords removing tenants without reason. Assured short-hold tenancies have been replaced with rolling periodic agreements, giving renters more security.

Rent increases will be restricted to once a year with tenants able to to appeal unfair rises. New rights about keeping pets are to be brought in.

Cllr’s Ged Bell and Stephen Lambert said: ‘’ The reforms promise greater stability and protection for tenants. The changes mean a bigger Enforcement role for Newcastle City Council to make sure landlords follow the new rules.’’
